June 2018 Toronto Real Estate Market Stats

Toronto has had 8,092  sales through June 2018 and that is up from last year's sale of 7,893 (2.45% increase). The average sale price was $807,871.  Compared to a year ago ($791,929) prices are up 2%.  Compared to May 2018  sales are 3.3% and prices are about the same.

  • Prices have not dropped and are about the same as last year at this time.
  • Price growth is about 0 compared to May 2018
  • The condo market is actually slowing down with the increase in supply
  • The freehold market is starting to slowly turn around

The number of sales is a little higher than a year ago and is also higher than May 2018.

New listings are down in June compared to May.  We are also down from a year ago.  This usually signifies that supply will be an issue coming up and it's a telltale sign that prices will be going up in the next couple of months.

Average prices are about the same from May to June 2018.
